The Value of Expert Guidance in a Changing Real Estate Market

Lincoln Reichen shares his perspective on navigating market uncertainty, creating opportunity, and why relationships and expertise matter more than ever.

What if the greatest opportunity in today’s real estate market isn’t lower interest rates, more inventory, or perfect timing? What if it’s simply better advice?

That was the central message Lincoln Reichen, Managing Principal Broker at Cascade Hasson Sotheby’s International Realty, delivered during this week’s sales meeting in Bend, Oregon.

With elevated mortgage rates, inventory returning to pre-pandemic levels, and approximately half of Oregon listings experiencing price reductions, buyers and sellers have plenty of reasons to hesitate. But Lincoln sees a market where experienced advisors have an opportunity to demonstrate their value.

“Consumers, agnostic of the market, will pay for three things. They’ll pay for solutions, they’ll pay for experiences, and they’ll pay for your expertise.”

His message was clear. The more complicated the market becomes, the more valuable a skilled real estate advisor becomes.

When the Trail Gets Tougher, You Need a Better Guide

Lincoln and his family love hiking, but when they’re ready to tackle higher peaks, they wouldn’t hesitate to hire an experienced guide.

Lincoln illustrated his point with a story about hiking with his family. An easy weekend hike with his children requires little more than enthusiasm and a familiar trail. But climbing Mount Hood would be an entirely different undertaking. The more challenging the terrain, the more important it becomes to have an experienced guide.

Real estate works much the same way.

During the pandemic housing boom, homes sold quickly, buyers competed aggressively, and favorable conditions often masked mistakes. Today’s market demands more skill, from strategic pricing and creative financing to thoughtful negotiations and managing expectations.

The market hasn’t eliminated opportunity. It has raised the standard for earning it.

Look Beyond the Headlines and Find Solutions

Lincoln challenged advisors to help clients look beyond interest rate headlines and understand the complete financial picture.

A buyer might face higher monthly payments today but have greater negotiating power on a property that has been sitting on the market. If rates decline and competition returns, that same opportunity could disappear.

Mark Snow, Senior Loan Officer at Select Lending Services, reinforced that perspective with a compelling insight from his own experience.

“Over the last four years, I’ve pre-approved over 200 people who have chosen not to buy.”

Many of those buyers qualified financially but remained hesitant to move forward. Mark’s experience illustrates an important distinction between being unable to purchase and choosing to wait.

He also introduced a Medical Professional Loan Program offering eligible healthcare professionals financing options up to $2 million, potential zero-down financing, and no mortgage insurance. The program expands opportunities for physicians, dentists, nurse practitioners, veterinarians, and other qualifying medical professionals.

The larger lesson was that affordability concerns deserve thoughtful conversations and creative solutions rather than assumptions about what buyers can or cannot do.

Here’s the revised section, with Lia’s contribution clearly attributed and naturally integrated into the story.

Oregon currently is #1 across the country in listing price cuts.

Relationships Are the Real Competitive Advantage

Lincoln encouraged advisors to think strategically about where they invest their time, identifying older millennials and baby boomers as two important groups whose changing lifestyles and housing needs create opportunities.

But his larger point was about staying relevant between transactions. With homeowners remaining in their properties longer, advisors need deeper relationships, meaningful conversations, and broader professional networks.

“You’ve gotta be visible before you’re available.”

That observation resonated with Gary Nolan, Chief Marketing & Business Strategy Officer at Cascade Hasson Sotheby’s International Realty, who shared insights from the recent Sotheby’s International Realty Global Networking Event in San Francisco.

Gary described a conversation with a fellow real estate executive that shifted his perspective on business growth.

“It’s not about business planning right now. It’s relationship planning.”

Rather than focusing exclusively on transaction goals, advisors should consider how they are building connections, expanding their influence, and creating value for the people they serve.

Gary also highlighted the brokerage’s expanding marketing consultation programs, which combine AI-powered analysis with professional marketing expertise to help advisors strengthen their positioning, grow their businesses, and re-energize listings.

Lia Powers, Marketing & Technology Specialist, reinforced the importance of human expertise in the process.e

“It’s not just AI doing it all. We read through the entire report, dissect it, and add our own recommendations and thoughts. As a team, we really go over it. It’s got the human element to it also,” Lia explained.

The approach reflects a broader philosophy shared throughout the meeting. Technology can uncover opportunities and improve efficiency, but it’s the experience, judgment, and personal relationships behind it that create lasting value.

Behind Every Sale Is a Human Story

Lincoln emphasized that how a transaction finishes can be just as important as how it begins. Even an otherwise successful sale can leave a negative impression when last-minute details, communication, or expectations are poorly managed.

Exceptional advisors anticipate problems, communicate clearly, and treat everyone involved with professionalism and respect. Every interaction contributes to a reputation that ultimately determines future opportunities.

Lincoln closed with a reminder that brought the conversation back to what matters most. Behind every real estate transaction are people searching for something more than a property. Some want a home, others need a fresh start, and some simply hope to find a place where they belong.

The best advisors understand those motivations and bring together the expertise, financing resources, marketing strategies, and relationships needed to help people move forward with confidence.

Lincoln’s message wasn’t that the market will suddenly become easier. It was that successful advisors don’t wait for ideal conditions. They adapt, build relationships, solve problems, and consistently show up for the people who trust them.

The market should influence your strategy, not define your success.
